The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Architectural plans shall be signed and dated by the project designer. Sheet A1: Reminder: Please removed the crossed out information prior to reprinting for resubmittal. Sheet A1: On the plan, please clearly show/designate an “assumed” property line between existing dwelling unit and the proposed ADU. Ideally, the “assumed” property line should locate at a minimum distance of 5-ft from the existing building so that the protection of the existing exterior wall and wall openings remain unchanged. (R302.1) Sheet A1: New exterior walls located less than 5-ft from the property line or “assumed” property line shall be protected with one-hour fire-rated wall assembly. Revise plan and provide construction details accordingly. (Table R302.1(1)) Sheet A1: Openings in walls shall comply with Table R302.1(1). On opening is allowed when exterior wall is located less than 3-ft from the property line or “assumed” property line. 25% maximum opening when walls located less than 5-ft to 3-ft, from the property line or “assumed” property line. Sheet A2: Please clarify whether the Water Heater is existing or new. Sheet A3: Exterior wall adjacent to the “assumed” property line – provide the following information Please show maximum allowable wall openings not more than 25%. Revise plan to show one-hour fire-rated wall. Provide wall legend for fire-rated wall. Provide construction details of fire-rated wall and clearly cross-referenced details onto the plan. Sheet A3: One-hour wall between the existing garage and new ADU – Detail 8/AD1 called out at such wall condition is not applicable. Please revise detail to show new wall adjacent to the existing garage wall. Sheet A3, Floor plan: Please clarity skylight information provided at bathroom #2. Remove note if it’s not applicable. Sheet A3: Window schedule – Please specify U-factor = 0.30 max and SHGC = 0.23 max. Sheet A4: Roofing material – Please specify Cool roof is required and specify CRRC number on the plan. Sheet A4: Building section – please show radiant barrier is required per T24 calcuation. Sheet E1: Per note specified on sheet A1 “No use gas for this project”, please remove note stating “ready” for the electric dryer and cooktop. (It’s provided; not ready). Sheet E1: On the plan, please provide/show whole-house vent. CALGREEN Sheets: Please renumber the sheets (N1 and N2). CALGREEN Sheets – Please check/mark “Y” or “N/A” for all the listed sections. Sheet S1: Soil report exemption is used – Please provide a statement that the engineer of record and the owner is aware and agreed for a 4-ft overexcavation and recompact prior to trenching for utility and foundation. The acknowledge statement shall be signed by the EOR and Owner and reprint onto the foundation plan. Sheet S1: Foundation – Detail 1/SD1 called out wall between ADU and patio was not applicable. Please provide detail to show step (change in elevation) between interior slab and exterior patio slab. Detail 1/SD1 called out at patio walls was not applicable. Please revise detail to show concrete curb to for separation between wood wall and exterior patio slab. Lateral calculation: Wall line T3, please revise calculation to include the distributary area from the existing garage. Revise plan accordingly.
