This Plan Review Report and all subsequent code references are based upon the most recent version(s) of the 2025 California Building Codes (CBC, CRC, CFC, CEC, CPC, CMC, CGBSC, and CEES)
The approval of plans and any supporting documents does not permit the violation of any section of the adopted building codes or other pertinent local ordinances, or state and federal laws
All listed plan review comments must be adequately addressed before a building permit can be issued
Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.
Applicant shall obtain clearance/approvals from following departments after obtaining approval from Building and Safety Division, prior to building permit issuance
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☒Police Department approval on the corrected/final set of drawings (647-5840).
☒Public Works Agency approval (647-5039).
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).
Applicant must pick up red marked sheet from the City prior to resubmittal and return the marked up set with resubmittal

Insert the handwritten note in project data and scope of work into the typed note
Provide the following design data on the first sheet (R106.1.1)
Occupancy groups (R-3/U)
Type of construction (V-B)
Automatic Fire Sprinkler (YES or NO)
Number of stories.
Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection.
For the purpose of Park & Rec Development fee calculation, please provide new ADU square footage to existing single family residence square footage ratio (ADU sf / SFD sf) on the Cover Sheet. Square footages shall NOT include garage, non-habitable attic space, non-habitable basement space, patio cover, patio enclosure, sunroom and similar uses.
Note on plan: The ADU sf / SFD sf ratio is for Park & Rec fee purpose only. The applicant is responsible for the given “SFR sf” of the existing primary residence; Building Safety staff are not responsible for the accuracy of the given “SFR sf”.
Provide building layout of (E) garage and identify (E) openings
A new dwelling is to be erected on the same lot as an existing dwelling should be assumed to have an imaginary line between them. The assumed imaginary line with relation to the existing dwelling shall be such that the existing dwelling meets requirements of fire-resistant construction (R302)
Exterior walls without Automatic Residential Fire Sprinkler – (Table R302.1(1))
Identify on plan exterior walls located less than 5-ft from a property line shall be of one hour construction.
Indicate the dimension on plan for the location of doors and windows. Typical on all 4 faces
Show/provide safety glass in hazardous locations (R324.4) – Glazing in enclosure for or walls facing hot tubs, bathtubs, showers, whirl-pools, saunas, steam rooms where the bottom edge of the glazing is less than 60” above the any standing surface.
Sheet 2
Rear elevation: provide/identify dimension to the bottom window sill for the single hung window (window type 4 per window schedule)
Sheet E1
Designer to verify the location of windows and door against other background on the east elevation. Provide consistent background
Smoke Alarms – Provide smoke alarm(s) in each sleeping room; in each area giving access into each sleeping room; in basement and habitable attics. (R314)
Carbon Monoxide Alarms – Provide carbon monoxide alarms at outside of each sleeping area, in the immediate vicinity of the bedroom(s); on every level of a dwelling unit including basements. (R315)
Sheet MC1
Designer to verify/clarify with notes provided on mechanical plan for the numbers of exhaust fan provided. Show on the plan attic cross ventilation summary; on the plans indicate the total area required versus provided. (R806.1)
Verify attic ventilation calculation. Using 1/300 factor required to meet exception for CRC R806.2; otherwise, 1/150 factor shall be used
Kitchen shall be vented to the outside. On the plan, please show exhaust fan(s) in kitchen. Kitchen Range Hood Airflow Rate (CFM) shall comply with Table 150.0-G of California Energy Code

Foundation plan
Provide/identify thickness of (N) slab on grade and reinforcing on plan
Designer to verify/clarify and identify the location of (E) garage footing. Is the (E) footing to be remained or to be removed at the (N) additional portion
Clarify/identify on plan if (E) plywood sheathing will be remained. Identify plywood thickness and nailing pattern on plan
Provide construction detail for (N) slab dowel to (E) slab and or (E) footing.
Reference/ provide detail on plan for (N) footing dowel to (E) footing
Clarify note provide G-1/Sheet D2.0 does not found. Provide correct detail reference. Further review is required
Provide moisture barrier for the existing concrete slab. If surface product is used, provide ICC or UL listing
Framing plan
Designer to identify/clarify if the complete roof framing, ceiling framing is being replaced? If not, clearly identify on plan (E) roof/ceiling framing vs (N) roof/ceiling framing. Further review is required
Designer to identity/clarify if the (E) vertical stud over (E) garage is being replace? Clearly identify on plan
Provide structural calculation for the hip beam design
Provide structural calculation for the 4x10 ceiling beam which supporting the 2-2x10 hip beam loads at the living room
Detail 11/SD1 indicate at bed room hip connection is a bearing wall detail. Provide structural calculation that (E) slab is capable to support roof loadings
Designer to clarify load path how the tension roof loads is being resisting where roof rafter is spacing at 24” o.c. and the ceiling joist is spacing at 12” o.c.
Sheet S2
Identify on plan where is framing section B is being referenced
Revise section to show ceiling framing/ beam reflect the actual condition.
Designer to identify on plan the location of (E) sound rated/ 1 hour rated wall. Clear indicate/identify if this wall is to be remained or demolished
Revise framing section B to provide new parapet construction and connection detail. Further review is required
Sheet SD-1
Detail 6
Revise/provide construction detail for (N) parapet wall construction and connection. Further review is required
Clarify note “coffered ceiling, see architectural for dimension”. Identify location on plan for review
Detail 8: reference detail on plan where it occurs
Detail 11: Where detail 11 is referenced on plan shown 4x king post, 4x10 beam below, and 4x4 post below. Revise detail to show proper connection. Further review is required
Detail 13:
Verify the use of SUR hanger. It does not seem to be the adequate connection. There are 2 hip beams occurred and SUR hanger is only for one single framing
Revise detail to reflect the direction of ceiling per plan.
Provide proper connection for king post to 4x beam connection, and provide beam to column connection per plan. Further review is required.
