Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Insert the handwritten note in project data and scope of work into the typed note, hand written notes on plans are not acceptable. 2nd: Add scope of work to cover sheet as : Legalize 250 sf of attached patio. Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection. Provide the following design data on the first sheet (R106.1.1) Type of construction (V-B) Automatic Fire Sprinkler (YES or NO) Construction shall comply with the 2022 CRC, CBC, CPC, CMC, CEC, California Green Building Code, and California Energy Efficiency Standards Code editions. Chane title of sheet S2 to add foundation plan. Revise title sheet to match. Provide a complete plot plan showing – (R106.2) Identify all property lines and easements, streets, etc. Add note “no easement exists on the property” if there is no easement. Show north arrow. Distances between buildings (main house, detached garage, accessory dwelling unit, etc.). Distances (setbacks) between buildings and property lines. Drainage slopes and flow patterns to indicate how the site grading or drainage system will manage all surface water flows to be diverted away from buildings and adjoining property lines, in accordance with all applicable codes. 2nd: Since proposed patio cover concrete slab/hard surface is changing the landscaping adjacent to existing structures, proposed drainage shall satisfy code requirements and capable of diverting away surface water from the building. Please show drainage slopes and flow pattern. The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building. (R401.3 CRC) 2nd: Refer to item “e” and provide code compliant drainage slope and pattern. Complete the Grading exemption checklist and reproduced onto the plan (https://www.santa-ana.org/documents/grading-exemption-form-and-checklist).If answering “NO” to any of the questions, a grading plan and a grading permit shall be required. Protection wood against decay shall comply with section R317. On the plan, specify manufacturer’s name, ICC/UL report number and the roofing material. Please revise list of special inspection requirements to the scope of work in this project and remove redundant items. 2nd: Special inspection requirements are faded on sheet S-1. Also, please remove inspections not relevant to this project. Please revise seismic design factors on sheet S1 to be pertinent to this project. Architectural sections show 2x8 @ 16” for roof rafters, however structural plans and calculations show (2)2x6 @ 12”. Revise accordingly. 2nd: Structural calculations and architectural plan show 2-2x6 @ 12” O.C. for roof rafters, however structural plan shows 2x8 @ 12” O.C. Please revise accordingly to match. Provide calculations for the inclined DBL 2x6 to support roof load. Provide proper supports/connections at both ends. Detail 3/S3 shows a dropped beam supporting the roof, while plan calls DBL roof rafter, clarify. 2nd: Not addressed. Provide calculations and supports together with connection details for the inclined end beam at patio edge. This is a load bearing beam. Show complete roof framing plan of existing structure and justify and show on plan that existing headers are capable to carry additional load due to patio roof. 2nd: Not addressed. Show minimum required size of existing headers and support with calculations that they are adequate to resist both existing loads and additional loads from patio cover. Show existing roof framing to justify the load path and bearing points in design of these headers. Provide proper supports/connections at both end of beam RB1. 2nd: Not addressed. Provide and show support for the other end of the beam and include connection detail. In addition, calculation shows 6x6 while plan shows 4x8. Revise accordingly to match. Show and support with calculations proper connection at end of roof rafters to resist component and cladding wind uplift. Justify lateral stability of the patio cover in both orthogonal directions, support with calculations. Justify and support with calculations the effect of additional lateral load on existing structure. 2nd: Not addressed. Red marked comment set is available to pick-up at the City Hall. 2nd: Revise concrete code reference to ACI318-19 on structural concrete notes.(End of Comment)
