The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY):
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☒Public Works Agency approval (647-5039).
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☒Police Department approval on the corrected/final set of drawings (647-5840).
☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.Documentation

PC #2: Comment not addressed, all sheets shall be signed by person who prepared it. This includes designer or licensed professional.
Ensure all handwritten items on original drawing set are implemented on resubmitted set. (e.g. Unit 3)
PC #2: None of the hand-written items were incorporated in the new set including the address unit. All hand-written items in the original set shall be added to the new sets in print.
PC #3: Comment not fully addressed. Please see original submittal drawing set, there are hand written items on sheets that shall be printed in final set.
Identify any unpermitted work items applied that is to be legalized within permit on plans and scope of work. There is an open Code Violation against this property for unpermitted work, it shall be clear what this is and how this is being taken care of.

Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. The Building and Safety Division plan review does not include potential electrical, water, or gas revisions required by any non-city utility company. It is solely on the contractor to ensure proposed addition or alteration can and will meet utility company requirements. MEP are subject to building field inspection.
Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation.Verify details 1/A4 and 2/A4 specified on Site Plan. Penetrations in wall or floor/ceiling assemblies in two-family dwellings shall comply with Section R302.4. Provide complete details on the plans. Sheet A-4Cool roof is required. On the plan, specify CRRC #.Eave vents are not permitted along side where roof projection fire rating is required and provided without justification. Revise detail to show new foundation with existing slab. New foundation shall be doweled into existing slab and adjacent footing, reference detail on plan.Sheet S-2Provide detail at existing new roof rafter to existing 2x ridge board at new proposed ADU.PC #2: Comment not addressed, no detail found for roof rafter to existing 2x ridge over existing garage.Justify existing lateral system along line where new sliding door in main residence is proposed if opening is to be enlarged from original.PC #2: Comment not fully addressed. Verify new door opening width is the same as the existing fixed window opening length between walls. The dimensions taken from existing and new plans show that the new opening is larger. If the existing wall lengths are shortening, straps alone will not suffice. The lateral system along that line shall be justified.PC #3: Comment still remains. Existing opening in wall line on existing floor plan on sheet A-2 does not measure out to be 8’-0”, it is shown to be less than 8’-0”. If claiming that new sliding door is to be the same size as the existing opening within the wall, clearly identify existing dimension and it shall be verified in field. Largening opening will result in stopping construction and providing a revision.Sheet SD2Detail 1 – 18” min footing embedment.Detail 4 – Update proposed epoxy product.Detail 6 – Specify dowel information or reference location where information is to be found.Sheet SD3Detail 4, 5, 6 - Coordinate with Arch.
