Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
Delete notes and details that do not apply to this project.
Orange County Fire Authority approval is required for final permit issuance. Provide the following:
Submit a completed OCFA clearance form. Clearance forms are available at the Building Department permit counter and may be required to be reviewed along with plans by OCFA staff. Please change the response of item 9 to “yes”.
Plan review by the OCFA is required for this use or occupancy. The OCFA plan check package shall be submitted at the Building Department permit counter. Please consult with staff for specific application, fees and submittal requirements.
Provide the following:
- Show North Arrow on Plan Views
- Provide an Index of Drawings on cover sheet
- Provide a fully dimensioned and drawn to scale Floor Plan. Show the scale on plan.
Provide the following:
- Provide a fully dimensioned and scaled site plan on each set of plans. Scale shall be large enough to be legible.
- On site plan: show location and size of all structures on the lot.Identify all property lines and easements, streets, etc. Show North arrow. Show distances between buildings. Show distances (setbacks) between buildings and property lines.
2nd: Site plan has been removed in resubmitted set. Add site plan to the set.
Show on the plans:
-Complete legal description
- Assessor’s Parcel Number
- Show a section and clarify the maximum height of storage merchandise vs. elevation of sprinkler system, roof purlins/girders/trusses etc.
Show clear distances between storage isles.
Cross reference the maximum permissible load categories of racks on plan.
2nd: Cross reference configurations B, G1 through G5, R1 and R2 – shown on sheets R2 and R3 – on floor plan, sheet R1.
Justify and show with calculations the soil pressure below the slab under the columns not to exceed allowable soil pressure of 750sf. Consider overturning moments in calculations, too.
