The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY):
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☒Public Works Agency approval (647-5039).
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☒Police Department approval on the corrected/final set of drawings (647-5840).
☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. The Building and Safety Division plan review does not include potential electrical, water, or gas revisions required by any non-city utility company. It is solely on the contractor to ensure proposed addition or alteration can and will meet utility company requirements. Show location(s) of 22" x 30" attic access with 30" minimum clear headroom. (R807.1) All doors and windows with direct access to pool shall be provided with an alarm unless approved alternative drowning prevention methods are specified on drawings.Sheet S1Verify specified holdown product with current manufacturer product list. Revise and redesign to current product listing.PC #2: Sheet S2 still shows outdated products. Revise all sheets as needed.Verify sheet reference for detail 3/SD2 specified, detail does not look to be correct.Sheet S2Provide detail for ridge beam (bm1) to hip beam (hp1) connection.Identify size for shorter ridge beams on plan. It is unclear. Please verify existing lateral system along plan north side of existing house. There is concern what the resisting element is with so many openings. EOR to provide design for any new lateral system being used to resist existing as needed.PC #2: Comment still remains, there is very little wall along Gridline 3, if assuming existing lateral system occurs, it shall be noted on plans what the existing is. With one wall being removed that originally had most of the wall length, it is not clear that there is any remaining lateral system to take the load. In addition, the added tributary area does not account for any load that is dragged to the new proposed shearwall. The entire tributary area for Gridline 3 shall be justified to be resisted in addition to additional mass from the addition. Sheet SD3Detail 9 – Specify connection from existing to new beam and shear transfer as required for drag to new shearwall.CalculationsPage 2 of 18 – Add 2nd floor loading criteriaPage 7 of 18 – Justify ceiling rafter and ceiling beams to be fully braced. PC #2: Drywall on the underside of ceiling joist does not ensure bracing. Joists shall be fully braced on the compression side to design as such.Page 13 of 18 – Verify if new ceiling beam is supporting SW above. Add SW loading with overstrength as required. Justify shear transfer from above to lateral system below. PC #2: Provide detailing for uplift/compression load onto beam from shearwall above. There is no detail found for load transfer. Drag beam shall also be designed to consider both axial and bending to transfer to new shearwall. Ensure to provide full detailing as the second floor support is being revised with proposed addition. Shearwall along Gridline C shall be designed as a non-parallel system. Justify or redesign as needed. Verify if shearwall along Gridline 3 is used for resisting existing second story mass. Design as needed. PC #2: See previous comments. The complete load path of existing roof and second story is still unclear. PC #2 Additional CommentsSheet S2Note specifying no alteration to (E) lateral system is not correct. There is alteration to the lateral system, this shall be removed or clarified. In addition to comment #12, verify existing support for wall above between Gridline A and Gridline E. Any beam support spanning to new ceiling beam shall be shown and taken into consideration.
