All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039).PLAN CHECK COMMENTSThis project includes unclear and insufficient details regarding accessibility design. The architect of record is required to complete a comprehensive review of the accessibility design prior to resubmittal to the Building Division for plan check.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer. CBC Sections A106.1 and A106.3.4.1.On the cover sheet, add the following information on plan: Type of construction: I-B. Occupancy Group: S-2. Applicable Code: 2022 California Building Code.All sheets. Remove “Not for construction” notes from all sheet and provide complete design at the next review. Dimensions are required and necessary on the drawings to show compliance with the minimum required dimensions (e.g. parking spaces, access aisles, walk, landings..)Provide the following:Total number of parking spaces.Total number of standard accessible parking spaces.Total number of van parking spaces.Please verify on plan the provided standard and van accessible parking spaces meet or exceed minimum code required number of the parking spaces per CBC 11B-208.Provide complete dimensions on plan to identify the width and length of new parking spaces, access aisles, walks, landing, driveway…Show maximum 1:48 slope in all directions on all required landing area.Show location of the accessible parking identification sign, tow-away sign on plan.Sheet A-101 detail 2 and detail 3. Please clarify if there is a new gate to be provided. If provided, the gate and its landing on both side of the gate must be accessible. Landings and maneuvering spaces will be required on both side of the gate. Provide design on the drawings. (CBC ch10 and 11B)Sheet A-101 detail 2 and detail 3. The proposed ramp shall have 72” in length and handrail extension at the bottom landing. Revise design to comply with CBC 11B-405. Or reduce the slope not to exceed 5% and design as a walk. Please have the architect to review the design in this area.Sheet A-101 detail 2. Required ramp landing and handrails including their extensions shall not encroach or projected into the public sidewalk.Show dimensions of handrail extensions on detail 2/A101 and detail 3/A101. Ramp handrails shall extend horizontally above the landing for 12 inches minimum beyond the top and bottom of ramp runs. Extensions shall return to a wall, guard, or the landing surface, or shall be continuous to the handrail of an adjacent ramp run. §11B-505.10.1Show dimensions of handrail extensions on detail 2/A101 and detail 3/A101. At the top of a stair flight, handrails shall extend horizontally above the landing for 12 inches minimum beginning directly above the first riser nosing. Extensions shall return to a wall, guard, or the landing surface, or shall be continuous to the handrail of an adjacent stair flight. §11B-505.10.2Sheet A-101. Provide at least one accessible route from the accessible building entrance to each accessible parking spaces/access aisles. Sheet A-101. Parking spaces and access aisles shall be designed so that persons using them are not required to travel behind parking spaces other than to pass behind the parking space in which they parked. §11B-502.7.1Abrupt changes in level exceeding 4 inches in a vertical dimension between walks, sidewalks or other pedestrian ways and adjacent surfaces or features shall be identified by warning curbs at least 6 inches in height above the walk or sidewalk surface. (11B-303.5)Accessible routes shall consist of one or more of the following components: walking surfaces with a running slope not steeper than 1:20 (5%), doorways, ramps, curb ramps excluding the flared sides, elevators, and platform lifts. §11B-402.2The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%). §11B-403.3The clear width for sidewalks and walks shall be 48 inches minimum.Sheet A-101.Walks that cross or adjoin a route provided for vehicular traffic, such as in a street, driveway, or parking facility, shall be separated by detectable warnings, curbs, railings or other elements between the pedestrian areas and vehicular areas. §202, §11B-247.1.2.5, §11B-705.1.2.5.
