ORDINANCE NO. NS-XXXX <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA APPROVING AMENDMENT <br />APPLICATION NO. 2015-01 REZONING VARIOUS <br />PROPERTIES LOCATED ALONG THE BRISTOL STREET <br />CORRIDOR AND ZONING ORDINANCE AMENDMENT <br />NO. 2015-01 AMENDING THE BRISTOL STREET <br />CORRIDOR SPECIFIC PLAN (SP1) <br />THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br />Section 1. The City Council of the City of Santa Ana hereby finds, determines <br />and declares as follows: <br />A. In May 1991, the City Council approved various documents for the <br />improvement and widening of Bristol Street, including a Plan identified as <br />the Bristol Street Corridor Specific Plan. This plan was intended to provide <br />the framework for future redevelopment of a 3.9 mile section of the Bristol <br />Street Corridor in the central portion of the City. <br />B. Over the past 25 years, improvements to the corridor have been made that <br />are consistent with the goals and objectives of the Plan. However, recent <br />changes in right-of-way needs have resulted in a need to modify the plan <br />that will continue to further the goals of the plan while implementing a <br />regulatory framework that protects the health, safety, and welfare of the <br />City. <br />C. Amendment Application No. 2015-01 has been filed by the City of Santa Ana <br />to change the zoning designation of various parcels located along the Bristol <br />Street Corridor Specific Plan boundaries. <br />D. The zoning designation of the various parcels as shown on Exhibit A will <br />allow the redevelopment of these parcels into residential or commercial <br />uses, thereby being consistent with the goals and objectives of the Plan. <br />E. Zoning Ordinance Amendment No. 2015-01 will amend the existing Bristol <br />Street Corridor Specific Plan (SP1), a copy which is available at the <br />Planning Division Public Counter and Main Public Library, or viewed on the <br />City's Bristol Street Specific Corridor webpage. <br />F. On April 9, 2018, the Planning Commission held a duly noticed public <br />hearing and voted to recommend that the City Council adopt an ordinance <br />approving Amendment Application No. 2015-01 subject to a modification to <br />the plan that requires parking be located at the rear of any new building. <br />This action will be consistent with the General Plan, as amended by <br />General Plan Amendment No. 2015-01, and Zoning Ordinance <br />Ordinance No. NS -roc <br />Page 1 of 8 <br />11 D-3 <br />
