Paving • All new paving and walkways shall be constructed with concrete <br />(2,000 PSI @ 28 days). <br />• Driveways shall be reinforced with wire mesh. Sawn expansion - <br />contraction joints shall be placed every 8 feet in both directions. <br />• All paving and walkways shall be finished with a light broom texture. <br />• All walkways shall be at least 3 feet wide. Sawn expansion -contraction <br />ioints shall be placed every 4 feet. <br />Landscaping & Irrigation • To the extent possible and practical all new landscaping shall be <br />drought resistant. <br />• When a lawn is being replaced, the new lawn area shall be reduced to <br />aid in the reduction of water consumption. <br />• New irrigation controllers shall be weather or sensor based and EPA <br />Water -Sense qualified. f <br />• All new irrigation systems shall be designed to conserve water. <br />Fences, Walls & Gates • All new wood fences shall be made from good quality materials. <br />They shall be properly.supported with 4X4 pressure treated posts (8 feet <br />O.C.) and 2X4 rails`(top'and bottom). The posts shall be embedded in a <br />concrete footing at_ least 18" deep. <br />• All new block walls shall be constructed'with,6X8X16 concrete block. <br />They shall be properly supported by a,continuous footing and <br />reinforced with steel bar.- ? <br />Minimum Standard Roofs shall be safe and structurally sound. <br />Roof coverings shall -be intact and watertight. <br />• Roofing metal and flashing, shall be intact and rust free. <br />• Gutters and downspouts shall be'intact and rust free. <br />• Roof coverinas with five or less vears of useful life shall <br />Rehabilitation •. Roofs -that do not meet the minimum standard shall be replaced. <br />Practical, cost effective repairs are acceptable as long as compliance <br />with the minimum standard will be achieved. <br />• The replacement of roofing includes the replacement of all metal (roof <br />jacks and flashing). <br />�• Gutters ;and downspouts shall be installed to properly discharge rain <br />water run -o4.1. <br />Roof Coverings 25 -.year, 3 -tab, self-sealing composition shingle. Built-up membrane <br />(hot mop) system on all flat roofs. <br />• . `Lighter colored coverings are preferred for energy efficiency. <br />Minimum Standard <br />• Decks, balconies <br />and railing <br />that do <br />not meet the minimum <br />standard shall be <br />replaced. <br />Practical, <br />cost effective repairs are <br />acceptable as long as <br />compliance <br />with the <br />minimum standard will be <br />I Finishes • Zero or low VOC Primers.
