EXHIBIT 2 <br />II. PROJECT DESCRIPTION <br />The proposed scope of development can be described as follows: <br />1. The vacant Site is comprised of 1.54 acres, or 66,994 square feet, and the proposed <br />project will consist of a three-story apartment building. The project will have a gross <br />building area of 62,004 square feet and includes 76 residential units (inclusive of a <br />manager's unit), with approximately 6,765 square feet reserved for community facilities <br />including recreational space, meeting rooms, fitness room, a laundry facility and staff <br />offices. The project density is 49.4 units per acre. <br />2. The Project's unit mix is as follows: <br />Number of Avg Unit <br />Units Size (Sf) <br />One -Bedroom Units 71 546 <br />Two -Bedroom Units 5 793 <br />Total/Average 76 833 <br />3. The Project includes forty-one parking spaces, four of which will be designated for guest <br />parking, equating to 0.5 spaces per unit. Sixteen stalls of bike parking will be provided. <br />4. The Project will provide permanent supportive housing for homeless veterans, and will <br />be restricted for affordability purposes by the City and HOME Program with the <br />following affordability mix: <br />Affordability <br />Extremely Low Income (30% AMI) 75 <br />Manager's Unit (unrestricted) 1 <br />Total Units 76 <br />5. The Project will include 6,080 sf of private open space, and 20,809 square feet of <br />common open space, for a total of 26,889 square feet. <br />6. Support services will be provided by the Long Beach VA in partnership with Step Up on <br />Second, Inc., an experienced veteran's services provider with a history of working in <br />conjunction with the Veterans Administration. Step Up's services will be augmented <br />with additional supportive services from the Tierney Center for Veteran Services, the <br />Veterans Legal Institute, and Strength in Support. Three full-time case managers will <br />provide general social services to residents, including counseling, medical services, and <br />mental health treatment.
