Request for Qualifications for Affordable Mousing <br />Financial Analytical and Advisory Services <br />City of Pasadena — 60-80 South. Vinedo Deusihj Bonus Analyses <br />KMA analyzed a developer's request to construct a 26-unit residential development on <br />a 30,000 square foot property. The proposed project includes an 18% density bonus and <br />one concession. To evaluate the developer proposal, KMA analyzed a project that <br />complies with the existing zoning, a scenario that tested the value created by the <br />density bonus, and the proposed project. KMA quantified the net economic detriment created by <br />the requirement to provide low and moderate income housing after consideration of the <br />benefits associated with the incentives being offered by the City, KMA also prepared <br />the policies and procedures manual and supporting documentation required to <br />implement the program.
