metro east mixed-use overlay zone3 <br />2.0 Applicability <br />Figure 1 MEMU Overlay Zone Location <br />FIRST STREET <br />The MEMU Overlay Zone is comprised of the properties generally bounded by the Santa Ana (I-5) Freeway on the west, <br />Park Court Place and its prolongation to Tustin Avenue on the north, First Street on the south, Tustin Avenue and the Costa <br />Mesa State Route (SR-55) on the east, and also includes properties along First Street and Lyon Street between Grand <br />Avenue to the West and the Santa Ana (I-5) Freeway to the East.
