GPA No. 2018-05 & AA No. 2018-08 <br />November 20, 2018 <br />Page 2 <br />DISCUSSION <br />The applicant is requesting a general plan amendment to re -designate the property at 301 North <br />Tustin Avenue from Professional & Administrative Office (PAO) to General Commercial (GC), and <br />amendment application to rezone the properties at 301 and 325 North Tustin Avenue from <br />Professional (P) to General Commercial (C2). The restaurant at 301 North Tustin will be demolished <br />and a new 7,368 -square -foot multi -tenant commercial building with a drive-through window service will <br />be constructed. The parcel at 325 North Tustin Avenue is also proposed for redevelopment. The <br />existing automated car wash will be removed and the site will be redesigned with an 8 pump service <br />station and a larger 2,778 -square -foot convenience store. <br />In conjunction with the applicant's request, the City is proposing to change the designations of <br />several properties near the development site to provide consistency between the general plan and <br />zoning.
