Disposition of Surplus Property Appraisals <br />Appraisals completed for disposition of surplus property owned by the City follow the same <br />fundamentals as do other intended uses. All salient approaches to value are applied and <br />reconciled into a single value opinion. In furthering the highest and best use analysis, <br />market analysis focuses on supply and demand, possible reuse of existing improvements, <br />possible zoning change, and overall market conditions. <br />Lltigatlon/Eminent Domain Appraisal <br />The appraiser and the City's legal counsel will work closely in these matters. In these cases, <br />the work plan includes significant preparation, study, and meeting time. Litigation appraisal <br />work is undertaken hourly and performed by the principal appraiser with assistance from <br />staff, as needed. <br />e. Relevant Project Experience <br />City of Anaheim <br />Lincoln Avenue Widening Project (East Street to Evergreen Street). Appraised 13 <br />partial acquisitions consisting of single-family, multi -family, commercial, and school <br />sites. Year completed: currently in progress.
