I oppose the project <br />Mayor Pulido & Councilmembers, <br />Today I read the Land Use Policies segment of the Santa Ana General Plan for the first time and was amazed to <br />find so many things that the 2525 Main St. proposed development would be in violation of. <br />Here are the several of the most glaring, but you could argue that there are many more: <br />Under Goal 2, Policy 2.10 -- Support new development which is harmonious in scale and character with <br />existing development in the area. <br />Goal 3 (Title Language) -- Preserve and improve the character and integrity of existing neighborhoods. <br />Goal 3, Policy 3.5 -- Encourage new development and/or additions to existing development that are compatible <br />in scale, and consistent with the architectural style and character of the neighborhood. <br />Also under Land Use Plan / Development Intensity Standards / Mixed Use, page A-22 when describing District <br />Centers, the city's language states that: <br />"Residential developments within some District Centers are allowed at a density of up to 90 units per acre when <br />developed as an integral component of a master planned mixed use project". <br />The subject parcel at 2525 is not currently a District Center. Even if it were to be changed to a District Center <br />use in the future, it would never be "an integral component of a master planned mixed use project". <br />A reduction in density from 90 units per acre to 81 units per acre is far too little of a concession when this <br />parcel isn't even close to fitting into the category of being an integral component of a master planned mixed use <br />project, plus the fact that it is adjacent to a nice neighborhood of single family homes that have been built at an <br />approximate density of 8 units per acre. <br />After reading the Land Use Policies segment of the Santa Ana General Plan today, I now feel that if this <br />property were to be changed to a residential use, the correct land use designation is Medium Density Residential <br />(MR -15) which would allow for a density of up to 15 dwelling units per acre. <br />Please vote against this ridiculously large and poorly thought out project.
