Page 9 of 9 <br />Conclusion <br />The Addington is a Main Street project with all its egress on Main Street and producing far less traffic <br />than what is allowed to be constructed under the existing zoning. <br />The target market of the Addington is young professionals, nurses and doctors that are employed <br />locally. Main Street is a 6 lane major thoroughfare that has a regional mall, two regional hospitals and <br />many adjacent high-rise office buildings. This area of Santa Ana has roughly 5,000 residents per square <br />mile while much of the city has 12,000 to 17,000 residents per square mile. Main Street is exactly <br />where this project belongs. <br />The residents of the Addington will be the future homebuyers in Park Santiago. As the Addington <br />residents get older and start families they will want to stay in the neighborhood which will organically <br />increase the value of local homes and therefore help grow the values of the current Park Santiago <br />homes. <br />Lastly, we originally pursued this site because it was identified by professional planners, employed by <br />the City of Santa Ana as a location that would be ideal for multi -family residential.
