REQUEST FOR <br />COUNCIL ACTION <br />CITY COUNCIL MEETING DATE: <br />MARCH 5, 2019 <br />TITLE: <br />RECEIVE AND FILE STAFF REPORT <br />APPROVING TENTATIVE PARCEL MAP <br />NO. 2018-03 TO ALLOW THE SUBDIVISION <br />OF AN EXISTING 9.98 -ACRE PARCEL <br />INTO SIX AIR -RIGHT CONDOMINIUM <br />UNITS AND TWO LEGAL LOTS AT 1920 <br />THROUGH 1940 EAST DEERE AVENUE — <br />LUKE CORSBIE, APPLICANT <br />(STRATEGIC PLAN NOS. 3,2) <br />ACTING CITY MANAGER <br />RECOMMENDED ACTION <br />CLERK OF COUNCIL USE ONLY: <br />❑ As Recommended <br />❑ As Amended <br />❑ Ordinance on 161 Reading <br />❑ Ordinance on 2nd Reading <br />❑ Implementing Resolution <br />❑ Set Public Hearing For <br />CONTINUED TO <br />FILE NUMBER <br />It is recommended that the City Council receive and file the staff report approving Tentative <br />Parcel Map No. 2018-03 (County Map 2017-155) as conditioned. <br />PLANNING COMMISSION ACTION <br />At its regular meeting on January 28, 2019, the Planning Commission by a vote of 5:0 (Alderete <br />and Benavidez absent), adopted a resolution approving Tentative Parcel Map No. 2018-03 as <br />conditioned to subdivide an existing 194,662 -square foot office commercial development <br />constructed on a 9.98 -Acre parcel into six air -right condominium units and two legal lots 1920, <br />1924, 1928, 1932, 1936, and 1940 East Deere Avenue. The property is located in the <br />Professional (P) zoning district. The Planning Commission made no changes to the <br />recommendation outlined in the attached staff report (Exhibit A). <br />DISCUSSION <br />Luke Corsbie, representing Alton Deere, LP., is requesting approval of a tentative parcel map to <br />subdivide six existing commercial office buildings into six air -right condominium units and two <br />physical parcels. The site was developed with six office buildings in 1989. The buildings contain <br />one and two stories and are addressed 1920 through 1940 East Deere Avenue. Based on a <br />review of the tentative parcel map by the Planning Division, Orange County Fire Authority, and <br />Public Works Agency, the project has been designed to be in compliance with the applicable <br />development standards found in Chapter 34 (Subdivision) and Chapter 41 (Zoning) of the Santa <br />Ana Municipal Code and applicable Professional zoning district requirements, and also in <br />32A-1 <br />
