The CC&Rs will also create a property owner's <br />association responsible for maintenance and enforcement of the CC&R provisions. Finally, the <br />proposed subdivision is consistent with the Professional and Administrative Office (PAO) <br />General Plan land use designation and all other elements of the General Plan. No adverse <br />environmental impacts to fish or wildlife populations were identified as the project site is located in <br />a built -out, urbanized area. The existing buildings on the project site were constructed in <br />compliance with all applicable city standards at the time of construction with no new constructions <br />proposed as part of this project. <br />ENVIRONMENTAL IMPACT <br />In accordance with the California Environmental Quality Act, the proposed project is exempt from <br />further review. Categorical Exemption ER No. 2017-149 will be filed for this project. <br />FISCAL IMPACT <br />The project will generate property tax revenue, permanent jobs and services for the community. <br />Property tax revenue will increase as the current single lot will be subdivided into two lots. <br />Additionally, the existing buildings will be converted to air -right condominiums and may be sold <br />individually.
