FREE RECORDING PURSUANT TO <br />GOVERNMENT CODE § 27383 <br /> <br /> <br />EXHIBIT 1 <br />1.24.19 LS <br />RESOLUTION NO. 2019-xx <br /> <br />A RESOLUTION OF THE HISTORIC RESOURCES <br />COMMISSION OF THE CITY OF SANTA ANA APPROVING <br />THE CERTIFICATE OF APPROPRIATENESS FOR THE <br />PROPERTY LOCATED AT 2441 NORTH RIVERSIDE <br />DRIVE (HISTORIC EXTERIOR MODIFICATION <br />APPLICATION NO. 2018-22) <br /> <br />BE IT RESOLVED BY THE HISTORIC RESOURCES COMMISSION OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br /> <br />Section 1. The Historic Resources Commission of the City of Santa Ana <br />hereby finds, determines and declares as follows: <br /> <br />A. David and Jamie Buster (Applicants) are requesting approval of Historic <br />Exterior Modification Application No. 2018-22 to allow exterior <br />modifications to the property at 2441 North Riverside Drive, historically <br />known as the Henderson House. <br />B. The Henderson House is individually listed as No. 601 on the Santa Ana <br />Register of Historical Properties and categorized as “Contributive” in 2014. <br />C. The Henderson House has distinctive architectural features of the <br />Monterey Variant style and was built in 1933. Character-defining features <br />of the Henderson House include exterior materials (stucco texture, and <br />board and batten siding), cantilevered balcony over the front entry, original <br />windows (six-over-six with lamb’s tongue features), rafter tails, shutters, <br />massing and articulation. <br />D. Pursuant to Santa Ana Municipal Code Section 30-6, no exterior physical <br />modifications, other than those identified by the Historic Resources <br />Commission for administrative approval by city staff, shall be permitted <br />with respect to a historic structure until the Historic Resources <br />Commission approves such request at a duly noticed public hearing and <br />issues a certificate of appropriateness. The Historic Resources <br />Commission shall issue the certificate of appropriateness upon finding that <br />the proposed modification(s) does not substantially change the character <br />and integrity of the historic property. <br />E. The exterior modifications proposed in order to accomodate a second <br />story addition and balcony. Exterior modifications include replacement of <br />an existing den window with a new accordion style door on the first floor <br />and a 223 square foot expansion of the existing second story master <br />bedroom. In addition, the proposed work includes the addition of a second <br />story balcony/deck with a new roof overhang. <br />F. The legal owners of the property are David and Jamie Buster. <br />2-9
