These improvements will tie the entire project site together and establish a <br />uniform contemporary architectural style among all buildings on the project site. <br />Resident Services <br />Mercy House will provide on-site services for residents at Tiny Tim. Service Programs will be <br />designed to meet the specific needs of the residents and at minimum will include a Service <br />Coordinator and Adult education classes. The Service Coordinator's duties include but are not <br />limited to: Providing tenants with information about available services in the community, assisting <br />tenants to access services through referral and advocacy, and organizing community -building <br />and/or enrichment activities for tenants (such as holiday events, tenant council, etc.). Mercy <br />House will also provide adult educational, health and wellness, or skill building classes. This <br />includes but is not limited to financial literacy, computer training, homebuyer education, GED, <br />resume building, ESL, nutrition, exercise, health information/awareness, art, parenting, on-site <br />food cultivation and preparation, and smoking cessation classes. Educational classes will be <br />provided for a minimum of 84 hours of each year. <br />Parking <br />CDP was required to provide on-site parking at a ratio of 0.5 spaces per unit pursuant to AB 744 <br />because the site is within one-half mile of a major transit stop. However, following extensive <br />community input, the applicant revised the plans to incorporate car lifts, raising the parking ratio <br />to 1.8 parking spaces per unit, which is more than three times what the State requires and above <br />similar, recently approved affordable housing developments. The project will be providing 91 <br />spaces of residential, garage parking and an additional 57 spaces to service the commercial <br />tenants and customers. <br />Affordability Mix <br />The new rental units are 100% affordable to households earning between 30% and 60% of the <br />Area Median Income. The unit mix, which includes a manager's unit, will consist of 2, 3 and 4 - <br />bedroom units, which are anticipated to primarily serve families. At least fifteen (15) of the units <br />will be affordable to family households earning no more than 30% of the Area Median Income <br />("AMI"); five (5) of the units affordable to family households earning no more than 50% of the <br />AMI; and thirty (30) of the units affordable to family households earning no more than 60% of the <br />AMI. Office space within the development will be provided for use as a police substation, which <br />at a minimum will have room for a desk, phone, and computer that could be set up by the Santa <br />Ana Police Department, dependent upon their available staffing and resources.
