EXHIBIT F <br />SCOPE OF WORK & SCHEDULE OF PERFORMANCE <br />SCOPE OF WORK <br />The project includes construction of a 51-unit affordable residential community for large <br />families, rehabilitation of the existing commercial buildings at the north and east portions <br />of the site, new site amenities, landscaping and improvements to Fifth and Hawley <br />streets. <br />The residential portion of the project includes demolition of the existing, vacant <br />mechanic shop at 2237 West Fifth Street (corner of Fifth and Hawley streets) to <br />construct the residential rental community. The residential community includes three <br />levels of stick framed units on top of an on -grade podium parking garage. The ground <br />floor level will contain community space for services and activities, services and <br />property management offices along Fifth Street. A secured parking garage for residents <br />is tucked behind the street facing community space. The second level includes a <br />courtyard with playground equipment, outdoor BBQ area, an artificial turf recreation <br />area and clubhouse. The structure has been designed in a contemporary Mexican <br />architectural style that incorporates large facades, repetitive window placement, with <br />natural vegetation and public art. <br />The commercial component of the project is the renovation of the existing commercial <br />center at 2223 West Fifth Street. Improvements to the storefront facades include new <br />windows, signage, paint, siding, HVAC, parking area and driveway. These <br />improvements will establish a uniform contemporary architectural style among all <br />buildings on the project site and improve the existing businesses' ability to attract new <br />customers. <br />The site improvements component of the project also includes new landscape and <br />hardscape, as well as the construction of a new mini -park between the two commercial <br />buildings. Additional site upgrades include construction of community garden spaces <br />behind the commercial buildings, outdoor play equipment in the residential courtyard, an <br />entry plaza at the new residential structure, running track around the exterior of the site <br />and an outdoor fitness area. The proposed landscape palette includes drought -tolerant <br />plants, and hardscape complement the contemporary architectural style of the buildings. <br />New sidewalks, curbs, and street trees will be constructed or installed along the <br />project's frontages on both streets. <br />
