Priority should be given to senior citizens, disabled persons. 4) The waiting list should be open more often. d. Rent Determination Policies Give priority to single bedroom and two bedrooms in rent determination since those mainly serve senior citizens and disabled families. Approve rent at market value or at 98% of the fair market rent to combat the increased rent. Owner should accept housing because owners are still getting paid the same amount of rent regardless of where the money is coming from. e. Operation and Management Recommends: Annual meetings should be done quarterly. Monthly electronic Tenant Newsletter has potential to keep a tenant well informed & current. Can also provide information regarding Gosection8, Housing Choice Voucher program, portability program, listing of new units, new landlords, reminder regarding reporting changes. Inspections help because any maintenance issues can be addressed to the landlords f. Grievance Procedures Possibly giving more than 10 days if tenant needs to submit a grievance/request a review. Provide more information, more frequently, in more languages. Extend the 10 day to 30 days to file a grievance because the participant may be in the hospital or is mentally unstable. State the obligations and procedures in block letters and state the consequences if the participant fails. Provide counsel, suggestions, recommendations and list options available, consequences.
