Adopt a resolution approving Site Plan Review No. 2017-09 as conditioned. <br />2. Adopt a resolution approving Density Bonus Agreement Application No. 2017-02 as conditioned. <br />Executive Summary <br />Gene Broussard, representing Affordable Housing Land Consultants, Inc. ("AMG & Associates"), is <br />requesting approval of a site plan review (SPR) and a density bonus agreement (DBA) to allow the <br />construction of an affordable 552-unit rental family -oriented mixed -use commercial and residential <br />community known as First Point. As proposed, the project requires approval of several waivers <br />from the Metro East Mixed Use (MEMU) overlay district's development standards and/or <br />development concessions through the density bonus agreement pursuant to California Government <br />Code sections 65915 through 65918 and Santa Ana Municipal Code (SAMC) Section 41-1600. <br />The project also includes construction of a portion of the project's required fire lane on an adjacent, <br />developed property located at 2020 East First Street.
