EXHIBIT 3 <br />EXHIBIT B -- OUTLINE SPECIFICATIONS <br />DIVISION 2 <br />C. The formaldehyde emission level of all new doors shall not exceed 20 parts per million. <br />D. Glass vision panels in interior doors and sidelights shall be minimum 114" clear tempered <br />glass set in metal frame assemblies. Fire protective glass assemblies shall be provided <br />where required by code. <br />E. Fire -rated door and frame assemblies shall be installed where noted in Exhibit "A" or as <br />required by code. Doors and frames shall bear Underwriters Laboratory (UL) label for <br />required fire -resistive rating. <br />F. Doors separating conditioned and non -conditioned space shall have weather stripping to <br />effectively limit air infiltration. Adhesive foam -type or felt weather stripping is not <br />acceptable. <br />G. Where indicated on plans, or required by code, a roll -down steel fire shutter bearing a UL <br />3/4 hour, "C" label shall be provided. Emergency operation shall be by smoke detectors <br />with adjustable time delay, initially set at 45 seconds, <br />H. Where existing door and frame assemblies are reused, Lessor shall patch, repair, adjust, <br />and refinish the assemblies to provide a new -looking appearance. <br />2.7 DOOR HARDWARE <br />A. Lessor shall provide and install door hardware and related items including keying of <br />looksets necessary for a complete installation and operation of doors, <br />B. All hardware shall be CBC/ADA access compliant, heavy-duty commercial quality equal <br />to Schlage, Von Duprin or Falcon. <br />C. Door hardware shall include (but is not limited to): cylindrical lock and latch sets, door butt <br />hinges, doorstops, push plates, door pulls, closers, and exit devices. <br />D. Hinges for exterior outswing doors shall have non -removable pins. <br />E. Doorstops shall be provided and Installed wherever an opened door or any item of <br />hardware thereon would strike a wall, column, equipment, or other parts of building <br />construction. Doorstops shall be floor -mounted. <br />F. Lessor shall key all keyed locksets as directed by tenant agency and shall provide a <br />minimum of three keys for each lock. <br />G. Metal thresholds and weather strips shall be provided to all exterior doors. Thresholds <br />shall have non -slip abrasive finish. <br />H. Adjustable door closers shall be provided on entrance doors, toilet room doors, vestibule <br />doors, doors with access -control hardware, and where shown on plans, and required by <br />code. <br />I. Metal kick plates that are 10" high shall be provided and installed on the push side of all <br />doors equipped with door closers. <br />2.8 MILLWORK <br />A. Lessor shall provide and install new millwork as shown and where Indicated in Exhibit "A." <br />B. All millwork shall be manufactured and installed in accordance with the AWS' latest <br />edition for custom grades. Prior to fabrication, Lessor shall submit to DGS shop drawings <br />of all new millwork. <br />18 <br />Rev. Meroh 2019 <br />
