EXHIBIT B — OUTLINE SPECIFICATIONS <br />DIVISION 2 <br />1. Lessor shall provide electrical engineering and installation of all transformers, main <br />switchboard, subpanels, branch circuits, wiring devices, electrical switching, energy <br />management systems, lighting, receptacles, and control equipment for HVAC systems. <br />2. Service and metering equipment shall be in accordance with utility company <br />requirements. An Electrical Arc -Flash Hazard Analysis and Short -Circuit and Protective <br />Device Coordination Study shall be performed based on the available fault current from the <br />utility system and contribution from the facilities' motors. Electrical equipment warning labels <br />shall be provided based upon the available arc hazard energy at each piece of electrical <br />equipment. Labels shall comply with the requirements of the California Electrical Code and <br />NFPA 70E. <br />3. Where electrical service panels are installed to provide service to State premises, Lessor <br />shall provide and install panels with a minimum of 20 percent more circuit capacity than the <br />Lessor's calculated load total. <br />4. The electrical panels serving the State's premises shall be accessible from the building <br />core or from within the State's quarters. The location of the panels shall be coordinated and <br />approved by DGS prior to installation. <br />5. All appliances and all energy -consuming devices shall be Energy Star certified by the U.S. <br />EPA. <br />C. Power requirements: <br />1. Duplex convenience outlets shall be 20A, 125V, three -wire grounding type provided in <br />quantities indicated on the Exhibit "A." Lessor shall provide a minimum of two convenience <br />outlets in each private office. <br />2. Electrical/data/telephone outlet heights: <br />a) Existing receptacles may remain at 12" above finished floor. New receptacles shall <br />be installed at 15" above finished floor or as noted on plans. <br />3. Lessor shall furnish and install all special use outlets, dedicated circuits, and isolated <br />ground convenience outlets for copy machines, electronic communications equipment, and <br />where noted on plan. <br />a) Dedicated circuits shall have individual ungrounded circuit conductors from each <br />device to panel board circuit breaker and individual grounded circuit conductors from <br />each device to the neutral bus located in the panel board. Equipment grounding <br />conductors shall be connected to the grounding electrode system through a ground <br />bus located in the panel board. <br />D. General lighting requirements: <br />1. Lighting design guidelines: <br />a) Lighting shall comply with the design guidelines of the current edition of the <br />I ESNA Lighting Handbook. <br />27 <br />Rev. Ma¢h 2019 <br />
