Alternate driveway standards shall be reviewed on a case - <br />by -case basis. <br />• Provides for administrative relief in the event that driveways need to be <br />constructed wider than what the current code allows. <br />• Creates flexible options to provide access to parking structures and refuse <br />collection areas in a single, co -located location within a development. <br />Proposed Amendment: <br />Amend Tables TV-4, DT-5, UC-4, CDR-4, UN2-4, and UN1-4 to include the <br />following footnote: <br />[a] Except as modified to meet fire and trash service requirements. <br />Upper Story Setback Issue: In the Downtown District the Transit Zoning Code requires a 100-foot setback <br />for portions of buildings between 7 and 10 stories, while many lots in the downtown <br />p. 3-4 TZC Section 41-2011 area have a lot depth of only 120 feet. Blocks in the Downtown District are small <br />Table DT-3 (Downtown District) with depths and widths on average of 250 feet by 250 feet. The 100-fact setback <br />Building Height and Frontage from a public right-of-way severely limits development potential and building <br />Requirements design. <br />Footnote [I] <br />Analysis: Modifying the development standard to eliminate the 100-foot setback <br />requirement for portions of buildings between 7 to 10 stories. <br />• Establishes a development standard that allows lots with only 120 feet depth to <br />be redeveloped. <br />• Provides additional standardization of Transit Zoning Code development <br />standards by eliminating internal inconsistencies within the plan. <br />Proposed Amendment: <br />Eliminate footnote [1 ] Table DT-3. <br />75G-4 <br />
