Adopt a resolution approving General Plan Amendment No. 2017-03. <br />3. Adopt a resolution approving Tentative Tract Map No. 2017-04 as conditioned. <br />4. Adopt a resolution approving Variance No. 2017-10 as conditioned to allow: <br />a) an increase in building height; <br />b) a reduction in the front yard setback; <br />c) deviations to required private open space standards; and <br />d) deviations from required floor plan standards. <br />Executive Summary <br />Colleen Bathgate, representing Haphan Group Inc., is requesting approval of several entitlements <br />to allow a 17-unit condominium project on a vacant lot at 3025 to 3109 West Edinger Avenue. <br />The entitlements include a General Plan Amendment from Low Density Residential (LR-7) to <br />Medium Density Residential (MR-15), tentative tract map to consolidate three existing lots and <br />subdivide the new condominium development, and variances to allow an increase in building <br />height, reduction In the front yard setbacks, modifications to required private open space, and <br />modifications to the floor plans. The applicant is also requesting approval of a Mitigated Negative <br />Declaration as it has been determined that the project would result in a less than significant <br />impact with the implementation of a mitigation measure for noise. <br />75H-7 <br />
