ER No. 2018-75, <br />May 13, 2019 <br />Page 3 <br />GPA No. 2019-01, & AA No. 2019-01 — Legacy Sunflower <br />The Sound Four Square church has indicated that attendance to the church services has lessened <br />through the years. Looking at alternatives for the site, the church began communication with Legacy <br />Partners to identify a possible development of the site. As part of the sale agreementforthe property, <br />the Four Square church administration will be allocated ownership rights and assistance for <br />relocation in Santa Ana. Early discussions indicate that the church is seeking to relocate closer to <br />Downtown Santa Ana. <br />Protect Description <br />The applicant is proposing to clear the site and develop a multiple -family residential development. <br />The development will contain a five -story, 226-unit residential building with 452 parking spaces <br />provided in a six -level parking structure with a partial subterranean level. No tandem parking <br />spaces are proposed within the project. The top garage level will not project above the residential <br />building, ensuring it is adequately screened from view by the entire development. No commercial <br />or mixed -use component is proposed. <br />Unit Mix <br />The unit mix will include studio, one -bedroom, and two -bedroom units. Each unit will contain <br />laundry equipment, in -unit storage, and high -quality finishes. Parking is provided at two spaces <br />per unit, inclusive of guest parking. Elements such as stone <br />veneer, multiple brick veneers, metal panels, imagery panels, metal balconies, flat and metal <br />seamed roofs all assist in conveying a modem design. The parking structure is located to the <br />northeast of the site with residential units wrapping around the east, south, and west of the <br />structure in a semi -circle shape design. The community will be developed with extensive onsite <br />amenities, including a central pool, barbecue, and plaza area. There are several designated open <br />spaces surrounding the site for active and passive recreational activities. The eastern and <br />southeastern portions of the site will contain a dog park, residential gardens, and outdoor dining <br />area. The pool will be located in the western courtyard and will be surrounded by furniture and <br />hardscape. <br />751-13 <br />
