NS-XXXX <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA APPROVING AMENDMENT <br />APPLICATION NO. 2019-01 REZONING THE PROPERTY <br />LOCATED AT 651 WEST SUNFLOWER AVENUE FROM <br />SINGLE-FAMILY RESIDENTIAL (R-1) TO SPECIFIC <br />DEVELOPMENT NO. 94 (SD-94) (AA NO. 2019-01) AND <br />ADOPTING SPECIFIC DEVELOPMENT NO. 94 (SD-94) <br />FOR SAID PROPERTY <br />THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br />Section 1. The City Council of the City of Santa Ana hereby finds, determines <br />and declares as follows: <br />A. Amendment Application No. 2019-01 has been filed with the City of Santa <br />Ana to change the zoning designation of the parcel located at 651 West <br />Sunflower Avenue from Single -Family Residence (R-1) to Specific <br />Development No. 94 (SD-94) zoning designation described in Exhibit A. <br />General Plan Amendment No. 2019-01 was filed concurrently with the <br />Amendment Application for consistency with the General Plan. <br />B. The zoning designation of the Specific Development No. 94 (SD-94) would <br />facilitate the development of a 226-unit multiple -family residential <br />community with private community space and supportive service offices <br />and bring the rezoned property into consistency with the General Plan <br />land use designation of Urban Neighborhood (UN). <br />C. On April 22, 2019, the Planning Commission of the City of Santa Ana held a <br />duly noticed public hearing. The item was continued to the May 13, 2019 <br />Planning Commission hearing, however, the item was opened for public <br />comment. <br />D. On May 13, 2019, the Planning Commission held a duly noticed public <br />hearing and voted to recommend that the City Council adopt an ordinance <br />approving Amendment Application No. 2019-01 which is consistent with <br />the General Plan, as amended by General Plan Amendment No. 2019-01. <br />D. The City Council has reviewed applicable general plan policies and has <br />determined that this proposed rezoning is consistent with the purpose of <br />the General Plan. <br />E.
