EXHIBIT A <br />Conditions for Approval for Variance No. 2017-10 <br />Variance No. 2017-10 is approved subject to compliance, to the reasonable satisfaction of <br />the Planning Manager, with applicable sections of the Santa Ana Municipal Code, the <br />California Administrative Code, the California Building Standards Code, and all other <br />applicable regulations. In addition, they shall meet the following conditions of approval: <br />The Applicant must comply with each and every condition listed below prior to exercising <br />the rights conferred by this variance. <br />I. The Applicant must remain in compliance with all conditions listed below <br />throughout the life of the variance Failure to comply with each and every condition may <br />result in the revocation of the variance. <br />All proposed site improvements must conform to the Site Plan Review (DP No. 2015- <br />06) and the staff report exhibits. <br />The Applicant shall comply with the Mitigation Measure within the Mitigation Monitoring <br />and Reporting Program prepared for the project. <br />3. Any amendment to the variance must be submitted to the Planning Division for review. <br />At that time, staff will determine if administrative relief is available or the variance must <br />be amended. <br />4. Prior to the issuance of a building permit, the final map shall be recorded. <br />Prior to the issuance of a building permit, a landscape plan including trees and shrubs <br />along the rear and side property lines, and irrigation is to be submitted for review and <br />approval. The landscape plan shall conform to the townhouse landscape standards, <br />Citywide Design Guidelines and the City's Water Efficient Landscape Ordinance. <br />Prior to the issuance of a building permit, the Applicant shall submit a construction <br />phasing plan. The plan shall address material storage and parking and ensure that <br />there will be ample parking for both construction workers, occupied residential units <br />and their guests during all phases. Should construction parking be provided at an off - <br />site location, a plan for getting to and from the site shall also be provided. <br />Construction material and equipment staging should be located as far as possible <br />from existing residential uses. <br />Resolution No. 2019-046 <br />Page 8 of 8 <br />
