MainPlace Mall Transformation Project 12126.001 <br />IP11110Ill I:IQ 111L911IQ01 <br />1.1 Site Description and Proposed Development <br />The project site is located at 2800 N. Main Street in the city of Santa Ana, <br />Orange County, California. The site location (latitude 33.7755050, longitude - <br />117.869651 °) and immediate vicinity are shown on Figure 1, Site Location Map. <br />The site consists of the following six (6) Assessor Parcels: <br />Parcel <br />002-210-48 <br />NumbersAssessor's <br />002-221-51 <br />002-221-27 <br />002-221-52 <br />002-221-30 <br />002-222-01 <br />The project site is irregular in shape and is approximately 49 acres in size. The <br />site is currently occupied by one centralized 2- to 3-story shopping mall, three 2- <br />to 3-story parking structures, and six open at -grade parking lot areas. Site <br />elevations range from about Elevation (El.) +145 feet above mean sea level (msl) <br />in the southwestern portion of the site to El. +156 feet above msl in the northeast. <br />Based on review of historic aerial photographs (Referenced Aerial Photographs, <br />Appendix A; NETR, 2018), the site was primarily utilized for agricultural purposes <br />(citrus groves) with several residential structures associated with the agricultural <br />land along Main Street in the eastern portion of the site between approximately <br />1938 and 1952. By approximately 1963, initial development of the site was <br />completed to include paved surface parking and access roads surrounding a <br />centralized shopping mall, a large building in the southern portion of the site and <br />a small building in the southwestern portion of the site. It appears that the <br />southernmost margins of the site still contained some citrus groves in 1963. By <br />approximately 1972, the citrus groves were removed from the southernmost <br />margins of the site and by approximately 1980 one of the parking structures was <br />constructed in the western portion of the site. Between approximately 1980 and <br />1995, major redevelopment occurred resulting in development similar to the site <br />as it exists today. <br />The currently proposed development concept would require demolition of some of <br />the existing site facilities to allow for the new development.
