Land Use Context and Vision <br />The Specific Plan area contains approximately 49 acres and is <br />comprised of ten proposed parcels, each a different planning area. <br />The Specific Plan area includes the existing mall structure which <br />presently contains 1,130,000 square feet of commercial uses, as well <br />as the adjacent parking facilities. MainPlace is a landmark <br />entertainment destination serving the population of the City of Santa <br />Ana as well as Orange County. <br />The Specific Plan envisions the creation of a new mixed -use district <br />that complements the existing retail uses and provides opportunities <br />to live, work, play, and connect with the community. The new diverse <br />mixture of uses seeks to fulfill a revitalization concept that allows for <br />flexibility in site planning and design to adapt to ever -changing <br />market trends. <br />The MainPlace Specific Plan looks to create a project that provides an <br />experiential atmosphere focused on culture and the surrounding <br />community. The Specific Plan aims to provide economic incentives to <br />the City with a plan that facilitates private investment within the plan <br />area. No longer defined by its dependence on traditional anchor <br />stores, MainPlace is now free to add a creative collection of different <br />uses that are rooted in an urban nature. To attract consumers, the <br />land use program looks at adding a mixture of uses including retail <br />with office, multifamily, and hospitality in a denser, more urban <br />environment. <br />The connection of these uses in new and exciting ways will create an <br />experiential destination that is not focused exclusively on shopping <br />but rather on creating an economic and social hub for Santa Ana and <br />complement the existing nearby cultural uses such as the Discovery <br />Science Center and Bowers Museum. <br />DEVELOPMENT PLAN 1 2 <br />The long-term vision is to create a(an): <br />Vibrant mixed -use urban village; <br />Live -Work -Play environment; <br />Unique destination with a "Sense of Place"; <br />Revitalized retail heart containing complementary uses; <br />Entertainment District — hotels, cinema, food hall, restaurants, <br />experiential learning, commercial recreation, shops & event <br />spaces; <br />Expansion of Santa Ana's cultural core; <br />■ Multi -Family residential component to activate the new <br />district; and <br />Employment core. <br />1111111111C <br />Conceptual visioning rendering of the MainPlace mall entryway plaza and <br />open space. <br />MAINPLACE SPECIFIC PLAN 1 2-1 <br />
