Transit Zoning Code Decision -Making and Review Process <br />Summary of Proposed Transit Zoning Code Amendments: The proposed amendments <br />include changes to building heights, off-street parking options, parking driveway standards, open <br />space standards, massing, and setbacks in certain areas of the TZC. These amendments are as <br />summarized below: <br />Building Height— Lined Block Building Type <br />Sub -district Impacted: Downtown (DT) sub -district <br />Building Type Affected: Lined Block <br />Proposed Change: Increase maximum height of Lined Block Buildings from 5 stories to 10 <br />stories in the DT sub -district. <br />Currently, the DT sub -district allows a maximum of 10-stories for a Flex Block building type and a <br />maximum of 5 stories for a Lined Block building type. Examples of each of these buildings types are <br />illustrated below (see Figure 4). The Flex Block and Lined Block are very similar building types. <br />Therefore, staff is proposing a maximum of 10-stories for the Lined Block building type, which is <br />consistent with the 10-story maximum height already allowed for the Flex Block building type. <br />75A-4 <br />
