We will also educate <br />and represent mobile home park owners and residents by helping them to advocate for their <br />ownership and/or tenancy rights under the California Mobilehome Residency Law (MHL). By <br />focusing its award -winning legal services on residential areas that have been adversely affected <br />by disinvestment and decline, PLC will support neighborhood vitality and livability throughout <br />Santa Ana. PLC will provide these services using a daily walk-in and appointment model at <br />PLC's Santa Ana headquarters. If necessary, PLC will provide services at the client's mobile <br />home or apartment. The services will also be tailored to meet the client's specific needs. We will <br />also provide services to undocumented individuals who need assistance with housing issues as <br />PLC is able to serve undocumented clients without <br />restriction. PLC will educate low-income individuals, resident groups, and community based <br />organizations on the California Habitability law and the MHL. PLC will present and develop <br />strategies to get landlords to create better conditions in apartments. PLC will prepare answers for <br />low-income tenants living in slum housing who are being evicted by their landlord. PLC will file <br />habitability complaints on behalf of tenants and coordinate <br />with the Santa Ana code enforcement agency to ensure that the homes of our clients are being <br />timely and properly inspected, and if necessary, repaired. PLC will represent low-income tenants <br />living in slum housing in unlawful detainers, and if necessary, in affirmative cases to ensure that <br />the tenant's home is properly repaired. PLC will also represent clients in affirmative suits when <br />park owners breach their contract or other obligations to owners and tenants who reside in <br />mobile home parks. <br />
