S :NC.- <br />4.2 Rent Reasonable Valuation Report <br />Upon the selection of the desired comparable properties, Gob will produce a Rent Reasonableness <br />Certification. This report will automatically analyze all the characteristics and amenities of both the <br />subject property and the comparable units. It will then determine any adjustments that are needed to <br />the comparable properties and calculate these adjustments using the dollar amounts provided in the <br />Market Assumption and Rent Reasonableness Methodology Worksheet (MARRM). <br />The rent reasonable certification accounts for all nine (9) of HUD 24CFR 982.507(b) including: <br />1. Location <br />a. 2 miles — Urban Areas <br />b. Neighborhood amenities (e.g. stores, transportation, etc.) <br />2. Quality <br />a. Construction and building materials <br />3. Size <br />a. Square footage <br />b. Number of bedrooms <br />c. Number of baths <br />4. Unit Type <br />a. House, low-rise, high-rise, tri-plex, etc. <br />5. Age <br />G. Amenities <br />7. Housing services <br />8. Maintenance services <br />9.
