4.0 REGIONAL SETTING AND RELATED PROJECTS <br /> There are a number of other current and potential projects in <br /> the vicinity of the proposed Fashion Square Corimercial Center Site <br /> project which could be expected to contribute to cumulative <br /> environmental impacts in the general area. These "cumulative projects" <br /> include a variety of proposed uses (i.e., Residential, Office, <br /> Connercial/Retail, and Hotel) located within the City of Santa Ana and <br /> the City of Orange. Table 3, Cumulative Projects, sunnarizes these <br /> "cumulative projects", giving a brief description of their relative size <br /> (approximate square footage), proposed use, and their present status. <br /> Figure 6 shows the location of the cumulative projects in relationship <br /> to the proposed subject. <br /> The "cumulative projects" listed in Table 3, in addition: to <br /> the proposed Fashion Square Coninercial Center Project, will provide the <br /> basis for thecumulative impact analysis discussed in the Impacts <br /> Sections of this EIR. <br /> It should be noted, however, that some of these "cumulative <br /> projects" are quite speculative and may never be developed to the extent <br /> described in Table 3. In particular, the "Hurwitz site" is not <br /> currently proposed for any specified development and the numbers given <br />L for that site represent merely a preliminary development proposal which <br />-. was subsequently abandoned. <br />t The approach taken in this report was to assume a maximum <br />Z.J <br /> density scenario in order to determine the maximum possible magnitude of <br /> environmental effects. The listed "cumulative projects" should <br /> therefore be viewed only as illustrative of the types and magnitude of <br /> future development which could occur in the vicinity of the Fashion <br /> Square project if and when economic conditions ever become favorable to <br /> such large-scale new development. <br /> 30
