*0 <br /> South of the project site is Fidelity Federal and Savings <br /> office building, a motel and Ham's Restaurant. The Santa Ana Freeway is <br /> located west of the site. Figures 13 through 15 show surface level <br /> photographs of the surrounding land uses. <br /> The project site is designated as part of the "Mixed Use <br /> Corridor" land use according to the City of Santa Ana General Plan. <br /> Figure 16 presents the City of Santa Ana Land Use Map. The surrounding <br /> land use designations in the City of Santa Ana include "Mixed Use <br /> Corridor" east and south of the site, parks and recreational open space <br /> L. south of the site and the Santa Ana Freeway and Garden Grove Freeway <br /> west and north of the site, respectively. The surrounding land use <br /> L designations within the City of Orange include Low Density Residential <br /> and Major Conniercial north of the site and Major Coninercial east of the <br /> site. <br /> [I <br /> One of the policies of the Santa Ana General Plan's "Land Use" <br /> element is to "encourage higher density residential, office and <br /> commercial uses in Mixed Use Corridors." <br /> L <br /> The Mixed Use Corridors are a key component of the City's <br /> overall planning strategy and program, or Framework Plan. - The mixed use <br /> corridors: <br /> 1- <br /> L "provide important neighborhood facilities and services <br /> including shopping, recreation, cultural and entertainment <br /> U activities, employment and education1' <br /> "provide support facilities and services for the Industrial <br /> Districts including office and retail, restaurants and various <br /> other services." <br /> If The Mixed Use Corridors will vary in character and intensity <br /> along their length according to the degrees of access, market demand, <br /> relationships to adjacent residential uses, availabillity of land and <br /> relationships between existing and new land uses. <br /> 40
