A <br /> The project site is mostly zoned C-2 (General Conmnercial) with <br /> a small area on the site zoned R-1 (Single-Family Residential). Figure <br /> 17 presents the City of Santa Ana Zoning Map. The surrounding zoning <br /> within the City of Santa Ana is C-2 (General Connercial), R-1 <br /> (Single-Family residential) and Open Space south of the site, Open Space <br /> west and north of the site, and C-2 (General Commercial), R-1 <br /> (Single-family residential) and Open Space east of the site. <br /> Surrounding zoning within the City of Orange is Low Density Residential <br /> (R-1-6) and Major Commercial (C-2) north of the site, and Major <br /> Commercial (C-2) and (C-3) east of the site. <br /> Some of the uses allowed by the City of Santa Ana C-2 zoning <br /> designation are administrative and professional offices, retail and <br />-s <br /> service uses, restaurants, schools, automobile parking garages, etc. <br /> The uses allowed with a conditional use permit in the C-2 zone include <br /> hotels, motels, trailer parks, outdoor and indoor recreational uses, <br /> and dwelling units when erected above the ground floor of a commercial <br /> structure. <br /> The project is in a redevelopment area as designated by the <br /> City of Santa Ana Community Redevelopment Agency. Figure 18 presents <br /> the Redevelopment Plan Map and indicates the location of the proposed <br /> project within the Redevelopment Area. <br />I- <br /> The project is located in Height District II. All lots within <br /> Height District II shall be subject to the following height exceptions <br /> and regulations: <br /> Any structure may exceed thirty-five (35) feet in <br /> height if both of the following provisions are com- <br /> plied with: <br /> a. Each part of any structure exceeding thirty-five <br /> (35) feet in height shall be set in from one or the <br /> other or from both side property lines not less than <br /> 46
