5.6 Traffic and Circulation <br /> 5.6.1 Environmental Setting <br /> Santa Ana Fashion Square is an existing regional open shopping <br /> mall in Santa Ana, California. It is located inmnediately south of the <br /> boundary line with the City of Orange. Figure 20 illustrates the site <br />L and regional highway system. The site is bounded by Main Street to the <br /> east, the Garden Grove Freeway to the north, the Main Street Shopping <br />U Center to the south, and the interchange connector ramps of the Santa <br /> Ana and Garden Grove Freeways to the west. The site location and area <br />u highways are illustrated in Figure 21. <br /> Presently, Santa Ana Fashion Square consists of approximately <br /> 512,595 square feet gross floor area (GFA) of retail space anchored by <br /> two major department stores - Bullocks and I. Magnin - together with <br />is mall specialty shops, on 35.21 acres of land. <br />U The Santa Ana venture proposes to redevelop and expand this <br /> facility by acquiring parcels of land to the south of the existing <br />U center. As presently conceived, the redevelopment and expansion of the <br /> center consists of the following: <br />L <br /> 1. Retail - 1,200,000 square feet in addition to 400,000 <br /> square feet of the existing Fashion Square Center that <br />LI <br /> will remain <br /> 2. Office - 1,500,000 square feet <br /> 3. Hotel - 1,200 rooms. <br /> The existing 163,403 square foot Main Street Center would be <br /> demolished under the proposal. <br /> 66
