If the project was located in the southern portion of the <br /> -. City, then some of the impacts associated with the project (aesthetics, <br /> shade/shadow) may be even less significant since these impacts may <br /> currently exist with high-rise buildings in this area. On the other <br /> hand, the project could result in increased impacts to several of the <br /> disciplines that are presently impacted (traffic, noise, air quality). <br /> Any incremental increase to some of these disciplines may result in <br /> 1 significant adverse impacts. <br /> If the project were developed in an area of the City where <br /> high-rise buildings, office and retail uses are non-existent, then the <br /> project could result in greater impacts than the proposed site. If an <br /> alternative site was in a predominantly residential area, then impacts <br /> [3 such as traffic, noise, land use compatibility, shade/shadow, etc., may <br /> be greater than the proposed site location. In addition, an alteroative <br /> L site may result in impacts that are not associated with the proposed <br /> location: hydrology; soils and geology; public services and utilities, <br /> -I <br /> etc. <br /> *~1~ <br /> L The project site is designated for redevelopment by the <br /> Community Redevelopment Agency, and redevelopment will occur eventually <br /> as conditions continue to deteriorate and economic pressures increase. <br /> L Redevelopment of Fashion Square Shopping Center and revitalization of <br /> 1 the North Main shopping area, consistent with the Redevelopment Plan, <br /> -I <br /> I necessitates implementation of the project on the proposed site. <br /> L <br /> -I <br /> Qnn
