8.0 ANY SIGNIFICANT IRREVERSIBLE ENVIRONMENTAL CHANGES WHICH WOULD <br /> BE INVOLVED IN THE PROPOSED ACTION SHOULD IT BE IMPLEMENTED <br /> The proposed project will result in an intensification of land <br /> uses within an urban area. Irreversible environmental changes which <br /> could be expected from implementation of the proposed project include <br /> demolition of existing structures, and the consumption of energy <br /> utilized in demolition and construction activities. <br />1.2 <br /> There will be a permanent connitment to provide additional <br /> energy sources, particularly natural gas and electricity to the site. <br /> The fossil fuels consumed during demolition, construction, and those <br /> which will be consumed during the project's life are irreplaceable. <br /> There will be a permanent loss of natural resources for building <br /> material used to construct and finish the structures. <br />L. - <br /> The project will result in increased vehicular traffic and <br /> congestion. There will be an incremental increase in air pollution as a <br /> result of the emissions from vehicles, power generated equipment, and <br />~1 <br /> grading activities. The increased traffic and urban activity will also <br /> result in increased noise levels in the local area. There will also be <br /> a permanent commitment to provide corrvnunity services such as water, <br />LI solid waste, sewage, police and fire services. The visual character of <br /> the site will be altered by the increased intensity of development, <br /> especially if high-rise buildings are developed on the site. If <br /> high-rise buildings are constructed, then shade/shadow impacts to <br /> adjacent developments, including residential areas, could result. <br /> Depending upon the type of exterior surfaces used on the structures, <br /> solar reflection could also cause an environmental change in the area. <br /> 209
