5. Construct, or post a bond for, all improvements approved per the site plan, street <br />improvement plans, and mitigation measures necessary to support that phase of <br />development being proposed. (New comment EE). <br /> <br />6. Process and record the following: <br /> <br />a. Final Map for the parcel that the building is located on. <br /> <br />b. Covenants, Conditions, Restrictions and Easements (CC&Rs) or equivalent document <br />for the maintenance and cost sharing responsibility of the future common utility <br />facilities serving the proposed sites. <br /> <br />c. Street abandonment deeds and legal descriptions if the building is located on parcel 1 <br />or parcel 9. <br /> <br />d. Easements for all public water and sewer improvements either by separate instrument <br />or equivalent document. <br /> <br />e. Agreement for installation of public improvements along with bonds or cash deposit. <br /> <br />7. Pay the required fees as follows: <br /> <br />a. Plan Check Fee (WQMP, final map, CC&Rs, grading, dedication, and street <br />improvement). <br /> <br />b. Transportation System Improvement Area (TSIA) fees. <br /> <br />c. Sewer Connection Fee - Based on the number of plumbing fixture units at the current <br />cost per unit. The Public Works Agency will require a set of both plumbing and <br />floor plans showing existing and new plumbing fixtures for all proposed <br />development, including retail shops, office buildings, hotel and residential units. <br /> <br />d. Orange County Sanitation District (OCSD) - Please check with OCSD for the latest <br />fee for all new improvements.) <br /> <br />e. Revise the site plan to depict and add a note on the plans to read, appropriate Back <br />Flow Preventer required for all fire services, domestic and landscape water meter per <br />grading and street improvement plans. <br /> <br />f. Fair share fees, if required. <br />
