This notice is being <br />provided so that you can ask questions, make comments and stay informed about projects that might be important <br />to you. We encourage you to contact us prior to the Public Hearing if you have any questions. <br />Planning Commission Action: The Planning <br />Commission will hold a Public Hearing to receive public <br />testimony, and will take action on the item described <br />below. Their decision will be forwarded to the City Council <br />for final determination. <br />Project Location: 402 North Euclid Street, <br />Community Commercial (C-1) zone. <br />Project Applicant: Source Architecture Inc., <br />representing CN Square Office Building <br />Proposed Project: The applicant proposes to <br />construct a new 3,705 square-foot medical office building. <br />In order to facilitate the construction of the project, the <br />applicant is requesting approval of General Plan <br />Amendment No. 2019-02 to change the general land use <br />designation from Low-Density Residential (LR-7) to <br />General Commercial (GC) resulting in updated text <br />portions of the City’s Land Use Element to reflect this <br />change, and Variance No. 2019-04 to allow a reduction in <br />the City’s lot size and side yard setback standards. <br />Environmental Impact: In accordance with the <br />California Environmental Quality Act (CEQA), the <br />recommendation is exempt from further review pursuant <br />to Section 15303 (Class 3 “New Construction or <br />Conversion of Small Structures”). Class 3 Categorical <br />Exemption allows for the construction of new, in-fill <br />commercial buildings in a zone which permits Commercial <br />land uses. Based on this analysis, a Notice of Exemption <br />for Environmental Review No. 2017-50 will be filled for <br />this project. <br />Meeting Details: This matter will be heard on <br />Monday, August 26, 2019 at 5:30 p.m. in the City <br />Council Chambers, 22 Civic Center Plaza, Santa Ana, <br />California 92701.
