General Plan Amendment No. 2019-02 <br />October 1, 2019 <br />Page 3 <br />Table 1: Public Notification & Community Outreach <br />Public Notification & Community Outreach <br />Notification by mail was mailed to all property owners/occupants <br />Notification by mail <br />within 500 feet of the project site, and interested parties, on <br />Required Measures <br />September 20, 2019. <br />Newspaper posting <br />Newspaper posting was published in the Orange County <br />Reporter on September 20, 2019. <br />Sunshine Meeting <br />A Sunshine Ordinance Community Meeting was held on October 17, 2017 at 7:00 p.m. in <br />accordance with the provisions of the City's Sunshine Ordinance. A total of 5 members of <br />the public attended. The public inquired about the type of use for the proposed building <br />and whether the adjacent neighborhood would experience any impacts during construction <br />or at completion. The applicant provided all the required information to the City after the <br />meeting. <br />The Riverview West Neighborhood Association was contacted to identify any areas of <br />concern due to the proposed project. At the time this report was written, no issues of <br />concern were raised regarding this application. <br />STRATEGIC PLAN ALIGNMENT <br />Approval of this item supports the City's efforts to meet Goal #3 - Economic Development, <br />Objective #2 (create new opportunities for business/job growth and encourage private <br />development through new General Plan and Zoning Ordinance policies). <br />ECONOMIC DEVELOPMENT <br />The project will generate property tax revenue and services for the community. Property and <br />business tax revenue will increase as the property will be developed with a new commercial <br />building. The project will be issued building permits that would allow the construction of the building, <br />the parking lot, and landscaping. According to the applicant, the estimated cost of construction and <br />permits for this project is $500,000. <br />The property owners will also be the tenants for the propert�. The two doctors are proposing to <br />relocate their current practice to the subject site from an adjacent City.
