FREE RECORDING PURSUANT TO <br />GOVERNMENT CODE § 27383 <br />south, with new walls set back approximately six inches from the existing <br />parapet edge in order to distinguish new from existing walls. A portion of <br />the south wall of the master bedroom, which contains three windows, and <br />the southernmost portion of the east wall of the master bedroom, which <br />contains a door, will be demolished in order to accommodate the addition. <br />In addition, a small portion of the southwest corner of the existing roof will <br />be demolished in order to accommodate a new roof for the addition. The <br />new roof will be hipped, will sit at a lower height than that of the existing <br />roof, and the pitch will also be lower than that of existing roof, in order to <br />appear subordinate and diminish visibility. The roof will be clad in red clay <br />tile matching the existing red clay tile as closely as possible. Proposed <br />rafter tails will be exposed and will have a similar profile to existing nearby <br />rafter tails, though they will be simplified in profile in order to appear <br />contemporary. The exterior walls will have a smooth stucco finish with <br />color matching that of existing stucco. All of the exterior modifications are <br />proposed to be located towards the rear of the property. <br />F. The legal owners of the property are David J. Lang, M.D. and Mary Joann <br />Lang, trustees of The Lang Family Trust dated July 19, 1994. <br />G. The legal description for the subject property is attached hereto as Exhibit <br />A and incorporated by this reference as though fully set forth herein. <br />H. Pursuant to Santa Ana Municipal Code Section 30-6, the Historic <br />Resources Commission held a duly noticed public hearing on April 4, <br />2019, for the request for exterior modifications to the L.A. West House. <br />I. Since the property is listed on the Santa Ana Register of Historical <br />Properties, all exterior modifications are required to meet the Secretary of <br />Interior's Standards for Rehabilitation. <br />1. The following Secretary of Interior's Standards are applicable: <br />i. Standard 1. In conformance with Standard 1, the subject <br />property will continue to be used as it was historically, as a <br />single-family home. <br />ii. Standard No. 2. In conformance with Standard 2, the historic <br />character of the subject property will be retained and <br />preserved. The proposed new first floor bathroom will be <br />located within an existing closet, which is not considered a <br />character -defining feature; no distinctive materials or <br />features will be removed. The proposed new elevator and <br />second floor addition have been carefully designed to <br />remove as little historic material as possible and will be in a <br />location at the rear of the property where they are not <br />generally visible from the public right of way and do not alter <br />the primary west fagade and/or important spatial <br />relationships that characterize the property. <br />
