Per the Subdivision Map Act, each local <br />agency shall, by ordinance, regulate and control the initial design and improvement of common <br />interest developments as defined in Section 4100 or 6534 of the Civil Code and subdivisions for <br />which this division requires a tentative and final or parcel map. In the development, adoption, <br />revision, and application of this type of ordinance, the local agency shall comply with the <br />provisions of Section 65913.2. The ordinance shall specifically provide for proper grading and <br />erosion control, including the prevention of sedimentation or damage to offsite property. <br />The certification of approval by City Engineer of Final Parcel Map No. 2017-155 informs the City <br />Council of the imminent approval of the referenced subdivision based upon the Subdivision Map <br />Act and all the conditions of approval set by the City. The conditions include construction of an 8- <br />foot wide sidewalk along the project frontage; reconstruction of the driveway approaches into the <br />site; and construction of tree wells and planting of trees in the city right-of-way along project <br />frontage. <br />The City Engineer has received Final Parcel Map No. 2017-155 (City Parcel Map No. 2018-03) <br />for 1920 East Deere Avenue (Exhibit 1) from owner Alton Deere, L.P., A Delaware Limited <br />Partnership, and is in the process of reviewing the map for technical accuracy and final approval. <br />This map approves subdividing an existing property into six condominium units and two parcels <br />for the use of professional offices. Construction is not proposed. The parcels are located in a <br />Professional (P) zone. Pursuant to Section 34-183 of the Santa Ana Municipal Code, the City <br />Engineer shall approve or disapprove this map within 10 days after the City Council meeting of <br />November 5, 2019. <br />17A-1 <br />
