TENTATIVE PARCEL MAP NO. 2018-02 (COUNTY MAP NO. 2016-165) <br /> <br />REQUEST: Filed by Broomell Commercial Properties to allow the subdivision of a site <br />consisting of two parcels into one lot with two condominium units located at 2110, 2114 <br />and 2020 E. First Street in the General Commercial (C-2) zoning district. <br /> <br />ENVIRONMENTAL IMPACT: In accordance with the California Environmental Quality <br />Act the recommended action is exempt from further review per Section 15315 (Class <br />15). This Class 15 exemption allows for the division of property in urbanized areas zoned <br />for residential, commercial, or industrial use into four or fewer parcels when the division <br />is in conformance with the General Plan and zoning, no variances or exceptions are <br />required, all services and access to the proposed parcels to local standards are <br />available, was not involved in a division of a larger parcel within the previous two years, <br />and does not contain an average slope of greater than 20 percent. <br /> <br />Legal notice published in the Orange County Reporter on July 19, 2019 and notices <br />mailed on July 19, 2019. <br /> <br />The Zoning Administrator’s recommendation will be forwarded to the City Council for <br />final determination. <br /> <br />RECOMMENDED ACTION: Adopt a resolution.
