Development Team's Past Experience <br />The same group of companies in the organizational chart above just <br />completed a 2-story 1,600 sf new construction residential house together in <br />Long Beach. The property is currently in escrow and is estimated to close <br />on May 315t, 2019. The development teams' expertise in residential <br />construction eased the process with experience and hard work. I was the <br />owner/investor of the project and self -funded with cash savings from <br />working for another contractor, that is how I funded the project. The cash <br />from this sale will be used to pay for the expenses incurred on this project. <br />3c. No previous experience with public entities within Orange County. <br />3d. Dustin Do will be the one to purchase the land, develop, and pay for <br />all expenses as a personal investment. The only reason DVD Construction <br />was included in the proposal was because I am registered in Planet Bids <br />under my company name "DVD Construction". The buyer in the contract <br />will be Dustin Do, not DVD Construction. <br />4. Project Description <br />New construction of a 2-story single family residence that matches the style <br />and texture of the existing neighborhood using the City of Santa Ana <br />residential guidelines. The idea is to avoid a box -link structure and to have <br />architectural details to beautify the neighborhood and provide cost effective <br />housing for local residents. Around 2,000 sf of living space with 4 <br />bedrooms and 4 baths will provide a comfortable living situation for a <br />growing family. 2-car garage with 2 cars available to park on the driveway <br />and 1 on the street if needed. Energy efficient materials and sustainable <br />design components will be utilized for long term sustainability on the <br />project. Current zoning of R-1 provides the necessary tools to build a <br />single-family residence that will increase the value of land in Santa Ana. <br />Development cost of $215,000 will cover everything from start to finish. <br />5. No letter of intent from tenants, however there are tons of people who <br />would like to own their own house in Santa Ana and they deserve a chance <br />to be a homeowner too. <br />PARCEL R7 <br />
