2. The approved project is a nmlti-fancily apartment rental project. Any proposal in the future <br />to convert the rental units m condominium ownership, the Owner shall comply with the <br />requirements for a condominium project in accordance with localand state zoning and subdivision <br />requirements, <br />3. Unit Mix: Number of family units to be a minimum of thirty percent (30%) of the proposed units <br />to contain 2 & 3 bedrooms. <br />4. Onsite Property Manager. The Project shall include the provision to have 24-hour on -site <br />Property Management services and personnel. Up-to-date 24-hour contact information for the on - <br />site personnel shall be provided to the following City Agencies on air ongoing basis: <br />(a) Police Department <br />(b) Fire Department <br />(c) Planning and Building Agency <br />(d) Community Development Agency <br />5. Emergency Evacuation Plan. Developer shall submit and obtain approval of an Emergency <br />Evacuation Plan (the "EEP") from City Police and Fire Protection agencies prior to final approval <br />for occupancy or the issuance of a Certificate of Occupancy. Up-to-date 24-hour emergency <br />contact information for the on -site personnel shall be provided to the City on an ongoing basis and <br />the approved EEP shall be kept onsite and also be submitted to the following City Agencies: <br />(a) Police Department <br />(b) Fire Department <br />(c) Planning and Building Agency <br />(d) Community Development Agency <br />6. Crime Free Housing Plan. Applicant shall work with City Staff to develop a crhne free housing <br />policy, procedure, and design plan (the "CFH Plan") and shall subrnit and obtain approval from the <br />Planning and Building Agency of the CFH Plan prior to final approval for occupancy or the <br />issuance of the Certificate of Occupancy. The approved CFH Plan shall be implemented and <br />administered by Property Management.'rhe approved CFH Plan shall be implemented, adhered to, <br />and be enforced by the Project at all times. <br />Omsite Parking Management Plan. Developer shall provide onsite parking for residents and <br />visitors of the Project and actively monitor the parking demand of the Project site. Developer shall <br />continually monitor and take appropriate measures to manage the parking demand of the Project <br />site to mitigate the use of offsite parking spaces on private or public properties and/or right-of-way. <br />Prior to final approval for occupancy or the issuance of the Certificate of Occupancy, Developer <br />shall submit and obtain approval from the PBA a Parking Management Plan (the "PMP") meeting <br />the requirements of this Condition. The approved PMP shall be adhered to and be enforced by the <br />Project at all times. <br />8. Good Neighbor Policy. The Applicant shall submit for review and approval by the Planning <br />Division a good neighbor policy implementation plan that will provide a process for the <br />neighborhood to report nuisance issues to the property management to help manage and address <br />potential nuisance issues including but not thrilled to noise, lighting, property maintenance, parking <br />overflow into the street and neighborhood, and landscape maintenance. <br />#21124v3 <br />Ordinance NS-2979 <br />Page 48 of 69 <br />
