The <br />following notice is <br />being provided so <br />that you can ask <br />questions, make <br />comments and stay <br />informed about <br />projects that might <br />be important to you. <br />We encourage you to <br />contact us prior to <br />the Public Hearing if <br />you have any <br />questions. <br />Planning <br />Commission Action <br />Items -The Planning <br />Commission will <br />hold a Public <br />Hearing to receive <br />public testimony, <br />and will make a <br />recommendation on <br />the items described <br />below. Their <br />recommendation <br />will be forwarded to <br />the City Council at a <br />later date for final <br />determination. <br />Project Location: <br />2525 N. Main Street <br />located in the <br />Professional (P) <br />zone <br />Project Applicant: <br />AC 2525 Main, LLC <br />What is the <br />Proposed Project?--- <br />The applicant <br />proposes to <br />construct a 256-unit <br />multi-family project <br />on a 5.93-acre site <br />located at 2525 N. <br />Main Street. In <br />order to facilitate <br />the construction of <br />the project, the <br />applicant is <br />requesting <br />certification of Final <br />Environmental <br />Impact Report <br />(EIR) No. 2018-01 <br />(SCH No. <br />2018021031), along <br />with environmental <br />findings of fact <br />pursuant to the <br />California <br />Environmental <br />Quality Act, <br />mitigation <br />monitoring and <br />reporting program, <br />and a statement of <br />overriding <br />considerations. <br />Other entitlements <br />requested include <br />Development <br />Agreement No. 2018- <br />01 between the City <br />and <br />applicant/owner, <br />General Plan <br />Amendment No. <br />2018-06 to <br />redesignate the <br />property from <br />Professional & <br />Administrative <br />Office (PAO) to <br />District Center <br />(DC),and <br />Amendment <br />Application No. 2018- <br />10 to rezone the <br />property from <br />Professional (P) to <br />Specific <br />Development No. 93 <br />(SD-93). <br />Environmental <br />Impact -In <br />accordance with the <br />California Quality <br />Environmental Act <br />(CEQA), <br />Environmental <br />Impact Report, <br />Environmental <br />Review No. 2018-01 <br />was prepared for the <br />project to analyze <br />the potential <br />impacts of the <br />project and identify <br />measures to <br />mitigate the <br />environmental <br />effects. The EIR <br />concluded that the <br />proposed project <br />would require <br />mitigation related to <br />aesthetics, air <br />quality, biological <br />resources, <br />hazardous <br />materials, noise, <br />and tribal resources. <br />Impacts related to <br />aesthetics would <br />remain significant <br />and unavoidable <br />after mitigation. <br />Meeting Date, Time <br />and Location -This <br />matter will be heard <br />on Monday, October <br />28, 2019 at 5:30 p.m. <br />in the City Council <br />Chambers, 22 Civic <br />Center Plaza, Santa <br />Ana, California <br />92701.
